What is a BAL Assessment?

A Bushfire Attack Level (BAL) assessment measures the level of exposure or risk to a given structure in the occurrence of a bushfire event.

A site assessment is conducted to determine the level of risk in the form of a BAL rating, which ranges from:

BAL-LOW (very low)

BAL-12.5 (low)

BAL-19 (moderate)

BAL-29 (high)

BAL-40 (very high)

BAL-FZ (extreme)

The determined BAL rating is provided in the form of a BAL Report and Certificate, which can be submitted along with a Development Application (DA) to your Local Government Authority (LGA).

Do I need a BAL Assessment?

All developments located in a designated Bushfire Prone Area require a BAL Assessment. Use the following link to find out if your proposed build is within a Bushfire Prone Area:

On the completion of a BAL assessment, should the determined BAL rating be BAL-40 or above, a Level 2 assessment, otherwise known as a Bushfire Management Statement (BMS) or Bushfire Management Plan (BMP), may be requested by your LGA.

Costs and Timeframes

  • The cost of a Level 1 BAL Assessment varies depending on the nature of the site and complexity of the job. Please follow the enquire button below to receive a non-obligatory quote for your property today:

  • BAL Reports & Certificates are completed and returned within 5 working days from the time of arrangement.

  • Should a follow-up site assessment, amendment and/or re-issue of report be required, this will instead be charged at a reduced rate.

  • Sites located north of Australind and south of Augusta may be subject to a travel fee.
